I never wanted to be a homeowner, I’m used to (& very ComfortZoned) into apartments / so naturally an upgrade for me would have been a condo, but for the first time ever I think I want a home now 😏 , but not just any home, this one 😌 (or maybe their more spacious version… what are your thoughts on a boxable, would you consider owning 1? Why or why not …

  • Nashville real estate is insanely expensive and longtime residents have been largely priced out of the market here. A studio apartment is easily $1200 month. 🥴

    I've looked into these as I plan to live off the grid after my two year lease is up on a converted retired ambulance. I want to travel and find a location that I connect with. Then maybe settle down in one of these in a less expensive area.

    I love the concept. Affordable housing and ownership should be attainable for everyone. This is within reach for those with low income if they can have their land financed along with their home.

  • @Envie ~ Good point. TBH I'd prefer a plot in the high dessert near (with a view of) a year round watering hole or stream/river. Perhaps within a 3 hour drive to a coast line, or an undeveloped large lakeside with permitted access) would also be nice (a minor detail for any of you snuggly real-estate moguls who might know about financing the broke ~ wink-wink).

    Really though, the fact that I could basically stuff my belongings into a moving van, and tow my house to wherever, then unfold and live comfortably.... Dang!!
    That's the dream right there!!

  • All the answers are very encouraging !! 😊 & yes rent in metropolitan areas are simply ridiculous … the fact that these boxable homes are sooo quality / warrantied for life, & the chance at financing & completely owning both the home & land & only having to worry about property taxes & utilities makes wayyy too much sense 🌌

    Exactly. Hell even living 30-45 mins from Nashville is overpriced. Homes that were once $125k now easily $300k. People will pay 50-100k over asking price, sight unseen. My best friend is in real estate and says she sees it all day everyday.

    The housing market is crazy and it's killing the dream of owning a home for so many. This is a much needed concept that is of better quality and design than mobile homes.

    Housing prices going up crazily is one of the symptoms of an unstable economy with wealth inequality.

    Short version, the upper echelon of wealth holders begin to buy up all available properties, especially housing.

    Sadly, they are competing with each other in the market, engaging in bidding wars that drive prices up to costs that only they can afford.

    Those costs get passed on as rent increases.

    And, with available housing prices driven up, and rents increasing across the market, those of middle or low incomes are forced to not only rent, but to fit multiple paying roommates into the housing.

    25 years ago roommates, or living with your parents, was something done by college students and sitcom characters.

    Now it is the norm among middle and low income families.

    California three-bedroom home median cost:
    1940: $36,700
    1960: $42,300
    1980: $167,300
    2000: $211,500
    2020: $480,200

    This all roughly coincides with the widening wealth inequality gap.

    Boxable looks neat. I like the tiny/small home idea and I almost certainly will get or build one of some variety should I decide to own a home.

There’s this place in Brooklyn, Nyc called Williamsburg… in the 80’s all the way up to the like 2006 you did not want to be anywhere near there at all … I don’t know who came up with the bright idea / plan, but now Williamsburg is nothing but luxury high rises / condos / the most awesome hole in the wall spots & hidden gems, very artsy, basically out of this world & amazing vibes (but bad for the working class) …. I don’t think I should even begin saying whats the cheapest there, I have a friend/co/worker whose dad has owned a small multi level house & they refused to sell to the developers throughout the last 10-15 years ago … last offer was to good but his dad put a sign outside of the fence (property is not for sale!!!) very smart of him & I remind my friend all the time.

    I am always willing to consider the potential of any concept. Subdivision of land is problematic and while LLCs are always our friend, would one wish to embark on being a landowner/rental property owner? Perpetual leases are an option, but destroy resale value.

    Also, the overall concept is a upper class trailer park. Not saying bad things about trailer park communities, besides being excellent at attracting tornadoes. It is a feasible concept to create the community, for a short while.

    But, there also exists reality of EHO, equal housing opportunity. I have never personally seen a legal precedent over denying the sale of property over ones cuddling preferences, the reality is people move and as such change the community, and most likely legally remove the option to sell to only cuddlers.

    “Great! You just have to consent to hug and snuggle with all your neighbors, it is part of the home owners agreement that they have the right to snuggle with you.”

    The other option is to live in a commune style, but somehow, someway, I can’t see the United States government discovering a closed commune of people who bring peace, hope, cuddles, and love without breaking down the doors with a tank. (With all the respect due to the military service personnel. I support them greatly, I just would hate to have to an individual given an order to run over a 50k ikea home because people are cuddling too much.)

    @cuddles_ndream Just working the logistics of actually making a cuddle community, with my own brand of humor. I amuse myself, and hope others are amused as well.

    Overall, they are functional, upscale, and not much different from permanent trailers, except built better, but less space for equal money. I could see them being excellent office/guest cottages as well, and at fifty K, or reasonable for someone wanting a significantly lower commute at the expense of commenting over an apartment/condo with neighbors sharing walls. Just poking fun at the legalities of trying to get around zoning regulations. It actually is extremely difficult to divide land parcels. The smaller the land parcel, the lower the property value average of all the houses around the parcel. I can name “bedroom community” villages. (Incorporated townships that do not allow for any business licenses, only homes) that enforce minimum land parcels to be 5 acres or more. Which for those who don’t care for imperial measurements, is about 4 football fields or 20k meters squared. Most are larger.

    The tricky part of micro housing is finding land. Too much land you are paying more for the land value itself, and at that point for resale value it is better to build a regular side house. Near major cities, where people purchased housing in the late 40s after WW2, and lived their lives out there, most people buy the land and demolish the house and build significantly more expensive housing. Hence, putting a micro house in inexpensive land gives you near zero resale value for the house, unless you get a marginal amount for someone who would not mind buying the land and using the micro house for a secondary office or guest house.

    But, if you could get permitting in a desirable location , making a resort with 10-30 resort cottages of these where people rent the property for a week at a time for a vacation could very plausibility make a nice profit, if you wished to venture into that arena.

  • @EponymousName gotcha .. at first I was like 🤔 lol 😂 ….tbh you just raised some good questions in your last reply that I have … I went to their website & was hoping to see if they offered tours of their factory or a pre-installed home where we can navigate the unit & experience it first hand, as well as ask some questions throughout …

    The “casita”, which is their first concept home & first to reach market seems awesome … me personally I really enjoy simplicity , & I worry a bit if I should wait & consider their more spacious model, they’ll have different ones to come, but I think the casita would be amazing …

    Also some of the pros is the fact that the boxabl home has a lifetime warranty , (they do not specify what this means) but I’m interpreting it as you would never have to worry about plumping / roof repairs / water damage / electrical wiring & so on… this I’m assuming but I would love to get a direct answer from a sales rep & if this happens to be the case, this is absolutely a major plus .. home owning repairs can be a huge headache & to avoid this would be a nice peace of mind.

    Also I didn’t think zoning would get that complicated (but ive never been a homeowner) … I know that every county / city / state ect have their own specific zoning laws ect, but I was under the assumption that property tax was determined by area & a median of your square footage (to include the plot-land that’s occupying the property, so someone with a 2 bedroom home will not pay the same as someone with a 7 bedroom home while being neighbors in the same property tax jurisdiction (taking into consideration the land that pertains to the property Ofcourse)

    The Boxable website says that boxabl homes are built with more quality than any traditional built home or portable fixed homes, (they explain the materials used & sound convincing but it may or may not be true) & besides , the 1st customer seems to be Elon Musk himself, so we don’t have long term data of someone who has lived months / years and-or decades)

    I like your comment about business !!! I love business & one of the first things I thought was to build a stackable unit, so #1) no need to buy extra land, the same land required for 1 will be suitable for a stackable lol, and the added fees for foundation ect will be a single cost … I’ll rent one of the units & it’ll most likely offset 50% or more of the costs ….

    P.s. you can call it an IKEA home or upscale trailer all day long & im still intrigued 😅🤪 messing! lol

    @cuddles_ndream homes built in a climate controlled environment have lot more perks than the ones built outside. Each have their pros & cons. You would still have to build a concrete pad with plumbing for your foundation and then set the Boxable on it. Get your electric panel from the main street pole to your home but that’s not so difficult.
    I do like the idea of stackable units give you little more room, I wish we could go see the facility and tour a home there. I want to see closet space lol that would be my only gripe😂😂

    As for property taxes you are correct, just some county’s will add in the main city taxes as well. Ofcourse you do have to check and see zoning, but I don’t think they should have any issues if the land is not part of a subdivision that’s going up. Normally the builder will subdivide the plots for sale so they can actually make chunk of their money by building the home. Now with cost of material being sky high especially lumber prices are crazy. The American dream of homeownership is a blur at this moment.
    Homes in our area are going 50K over asking price in some instance and are being sold with 2 weeks.
